THE PNSC BUILDING

Pakistan National Shipping Corporation Building is being developed into an I’con building, equipped with highly sophisticated and technologically advance equipments to meet the international safety standards. The façade is having Aluminum Cladding providing additional insulation and fire resistant. The Building is free of noise pollution Security provided by the Neval marines, who are best trained in this field.

THE PNSC BUILDING:

The Pakistan National Shipping Corporation (PNSC) building is situated on Moulvi Tamizuddin Khan Road, Karachi. This was the first 17 storied state of the art building at Karachi, built in early 1970, each floor has area of 13549 sq. ft/ and rentable area 12443 sq. ft.

SURROUNDING:

The PNSC Building is most serene environment at the edge of the Arabian sea over looking the Port and the business hub of Karachi, its scenic beauty of this building is not comparable with any other building in the town. The breath taking panoramic view of the entire city and seaside could be seen from all sides of the building. The building is at the terminal end thus providing enhanced security.

MAIN FEATURES OF THE BUILDING:

A. Approach

The Building has a direct approach from M.T. Khan Road, which is 60 feet wide, separated by a median and having footpath for pedestrians.

B. Entrance and Exit:

The Building has separate entrance and exit gates.

C. Security:

Apart from private security company the PNSC Building is proud to have a sizeable force of Pakistan Navy Marine (the facility which is not available to any other commercial building in Pakistan).

CAR PARKING:

PNSC has following 4 spaces available for parking equipped with state of the art security check system.

Total number of vehicles it can accommodate = 320 vehicles. Space is divided as follows:

Apart from above mentioned parking places, PNSC has also acquired another parking area from KPT adjacent to PNSC premises for its usage, which presently in use of Rehabilitation Contractors and can accommodate more than 300 cars in future.

VEHICLES CONTROL:

All possible measures are taken for the safety of vehicles however, following SOPs as a very basic rule is followed for vehicles seeking entry in the premises:

a. Vehicles are checked at the ‘n Gate’ by the Security guards with inspection mirrors/UVI Cameras are fitted.

b. Dickeys, engine and glove compartments are checked depending on the Security Level set.

c. Registration is recorded through UVI system.

d. Unknown vehicle/Motorcycle is automatically blocked.

e. Parking in the basement is on exhaustive permission.

f.  Charged Parking Plot:

(1) Only authorized vehicles with specified number are allowed.

(2) Exit and entry recorded in the register.

g. Parking in the compound and in the near vicinity of the Building Vehicles intended to be parked in the compound parking, open plot parking outside parking and in the near observation and digital recording by UVI.

h. State of the art Access Control is being installed for men and vehicles as part of Building Management System.

i.  Identification stickers’ are issued to cars/Motorcycles owners.

PRESENT RENT & COMMERCIAL LEASE TERMS:
 

  • New parking arrangements

  • Nine floors are available to rent out.

  • For one full office floor of 12444 sq. ft @ Rent Rs.160/- per sq. ft per month.

  • Rs.25/- per sq. ft as the service charges.

  • Lease rent shall start from the date of handing over of vacant physical possession to the lessee.

  • Lease rental shall be paid yearly in advance.

  • Fixed security deposit equivalent to 3 months rent shall also be paid by lessee without accruing any interest or profit. Security deposit shall be refundable at the end of lease term after deduction of amount if any, payable by lessee.

  • Rent increase shall be 10% per year.

  • Rental lease period can be settled by mutual agreement.

  • Increase in taxes, Government, levies and charges etc., to be proportionally increased in rental and service charges.

  • The stamp duty and registration of rent/lease agreement and other related charges/expenses are to be borne by the lessee at its own cost and efforts.

  • Water, conservancy, fire and such consumption related charges are payable by tenants (other terms and conditions to be settled mutually).

  • Equipment service and maintenance.

  • Generators upkeep and maintenance.

  • Upkeep and maintenance of entire building.

  • Cleaning of windows.

  • Outside areas and outside floor cleaning.

  • Janitorial services.

  • Parking controls and monitoring.

  • Upkeep and maintenance of elevators etc.

  • The building is equipped with remote control saddlers for cleaning the windows (inner maintenance/cleaning inner own security by occupant at its own cost and expenses.

  • Separate maintenance agreement if needed shall be signed by the tenants with the owner for safeguarding and strict compliance of all the rules, regulations and usage and occupation of the space.

  • The cost of electricity for light and equipments shall be borne by the lessee on the basis of actual consumption @ Rs.12/unit public utility commercial tariff or backup generation. Each wing of every floor has been provided with an electricity meter for the purpose subject to change without notice.

  • Air – conditioning after usual allowed hours shall be charged on a monthly basis. Separate BTU meters are installed for each wing of every floor of measure actual usage/consumption. Air-conditioning on working days (except gazetted holidays) shall be paid by the tenants (subject to change without notice).

ELEVATORS AND STAIRS:

  • 6 New high speed elevators have been provided, each having capacity of 15 persons and start from ground floor to 15 floor.

FIRE PROTECTION:

Fire escape/emergency stairs:

  • Two separate fire and emergency exits/staircases are provided, one for each wing.

  • Fire alarms, separate sets of fire fighting equipments and water hose reels are installed for each wing on every floor.

  • Fire elevators (which shall remain operational during emergency).

AIR CONDITIONING:

  • Main central air conditioning is provided at each floor at the bulkhead of each wing of floor. The internal connectivity and ducting, false ceiling etc., are to be done by occupants at its cost and efforts).

  • Central Air-conditioning building timing 8:00 a.m. to 6:00 p.m. on working days.

  • Air-conditioning arrangements can be made for holidays and extra/late timing at additional related charges.

  • 24 hours Air conditioning shall be provided at IT and Computer Servers and such spaces at extra charges/billing.

ELECTRICAL/COMPUTER FEATURES:

  • 100% wiring with distribution boards having imported circuit breakers.

  • One Main Electric DP and One Main Phone DP shall be provided on each floor, rest of the wiring and connection is to be done by occupant.

  • 100% backup – stand by Generators with switchover in case of power failure.

  • Almost uninterrupted 24 hours and 7 days power supply for 365 days a year is reasonably ensured.

  • Fire fighting and fire Alarm System.

  • Close circuit TV in entrance lobby at each floor with monitoring and recording systems.

  • Provision of wiring for Electronic locking system at Main Entrance in the lobby (Equipment at occupants account).

  • Each floor is provided with separate electricity meters to measure electricity consumption of the floor.

  • Control system and scanners at the main entrance, metal detector at the main lobby.

  • 24 hours 7 days a week CCTV and manned guards security and surveillance within and outside the building is provided with a central Security Control and Monitoring room.

  • Electricity for lights and equipments up to the bulk distribution board for each wing at every floor.

  • Air –conditioning at the bulkhead of the main duct for each wing of every floor.

  • Maintenance, cleaning and Janitorial service in the common area.

  • Maintenance of the Building’s own parking lot in the basement.

  • Operation and maintenance of elevators.

  • Operation and Maintenance of fire alarms.

  • Building security and surveillance.

  • Outside cleaning.

  • The Building has imported window cleaning system for efficient and modern cleaning from outside.

  • Inner maintenance/cleaning, inner own security by tenants/occupant at its own cost and efforts.
