THE PNSC BUILDING  - TENANT BRIEF

 

General | Electrical Systems | Mechanical Systems

A-General

1. Tenant shall have to have their electrical, communications and HVAC systems designed by a professional PEC licensed consulting firm.

2. Detailed designs layouts (with engineering calculations) of electrical & mechanical systems shall be submitted for approval to PNSC before interior works are commenced. PNSC shall get thru designs reviewed by their consultants for which the tenant shall be required to pay Rs.100,000/= per half floor (in 2008).

3. Proper safety and house-keeping procedures (temporary electricity distribution, etc) shall have to be observed during construction. See Annexure-A.

4. Electrical works shall be carried out by a licensed electrical contractor in compliance with IEE/UK Wiring Regulations, (BS 7671) using good quality materials (cables, circuit-breakers, switches, sockets, light-fixtures, DB’s etc).

5. The completed installation shall be got inspected and approved by the local electrical inspector.

6. The overall design is based on a half-floor population of 75 persons maximum.

B- Electrical Systems

1. Power

Provisions by PNSC

  • Electrical power 400V, 3-Ø, 4 wire shall be available generally @ 5W/sft as follows:

a) 55kW, “160A TP MCCB” as a load tap off box for full floor.

b) 30kW, “100A TP MCCB” as a load tap off box for half floor.

  • The power shall be available as a TP MCCB installed within rented premising.

  • The meter installed in electrical closet shall be a digital energy-analyzer with central energy recording facility at PNSC offices.

  • Additional power tap offs shall be available on additional payment.

Work by Tenants

  • All switchgear, cabling, wiring, sockets, outlets lights within rental space.

  • All final circuits shall be protected by 300/500mA RCDs for fire-protection.

  • Approved manufacturers are as follows:

2. Standby Power

Provisions by PNSC

  • The above KESC power shall be fully backed up by a set of standby generators owned & operated on a 24/7 basis by PNSC. No separate cabling/changeover systems are required.

  • Tenants are not allowed to install any private gensets.

3. Fire Alarm

Provisions by PNSC

  • An analogue addressable fire alarm system shall be installed with a smoke-detectors, manual call-stations and sounders in interior spaces (as schematically shown. in Annexure-1). Additional smoke detectors as required by tenants, shall also be supplied & installed by PNSC on additional payment.

  • Tenants are not allowed to make any modifications to fire-alarm devices/wiring.

Work by Tenants

If the tenant requires local (monitoring only) at his floor, this can be made available at extra cost of remote annunciation control panel/wiring.

4. Communications

4.1 Voice

Provisions by PNSC

  • An ONU (optical networking unit) has been installed by PTCL in building basement. Category-5 cables from the ONU terminated on a wall mounted junction box are available at each floor for tenants as follows:

  1. 2 x 25 pair for full floor.

  2. 1 x 25 pair for half floor.

  • PTCL connections, junction boxes, cabling outlets, PABX, etc.

4.2 Data

Provisions by PNSC

  • A 6-core single mode fibre optic cable backbone shall be available for each half floor tenant from ground level (patch panel). The service provider shall only have to connect his cable at ground floor.

  • A shielded category 6, 4-pair cable and an RG6 coaxial cable shall be available.

  • A tower shall be available at roof tenant’s antenna/dishes.

Work by Tenants

  • All fibre / copper cabling, patch panels, outlets, within their rented space.

  • Additional space for dishes, antennas on roof can be made available (if space is available) at additional cost.

5. Earthing & Bonding

Provisions by PNSC

  • An earthing connection shall be provided in each load tap off box.

6. Voice Evacuation System

Provisions by PNSC

  • Speakers in lobby/common areas for emergency announcements made by PNSC

  • Connection points for additional speakers within tenant spaces.

Work by Tenants

  • Tenant can have speakers and wiring installed in their premises at extra cast through PNSC contractor / supplier

C- Mechanical Systems

1. Air-Conditioning System

Provisions by PNSC

  • Two floors mounted chilled water air handling units (AHU’s), each suitable for one-half floor shall be installed in the core area, as per the attached Annexure-2. These AHU’s shall be made fully operational.

  • The AHU’s are provided treated fresh air @ 2500 cfm per floor.

  • Sound attenuators are installed in the AHU’s supply and return duct terminating at edge of tenant floor. Further extension by tenants.

  • Air conditioning will be available after office hours, and will be metered for charging at mutually agreed rates.

  • Toilets are provided with a central extract system.

  • Tenants shall be provided the control of switching ON & OFF the AHU & temperature control to allow them to practice any energy saving regime, & thereby save operating cost of air-conditioning.

  • Extension of supply and return air duct to suit tenant’s interior design.

  • Due to one AHU per half floor and for proper control of temperature in separate rooms VAV (Variable Air Volume) system is recommended.

2. Server Rooms & other 24-hours Air Conditioning

Provisions by PNSC

  • A cooling water loop is installed in the building, which is connected to the cooling tower and will run round the clock, 24 hrs X 365 days.

  • This cooling water loop can be used by tenants to install water cooled air-conditioners for their round the clock equipment, such as server rooms, etc. A 2” dia metered connection shall be provided to the tenant at the location shown on drawings. All work beyond this 2inch dia connection shall be done by the tenant.

  • A fixed monthly charge shall be paid by the tenant for the use of this facility, based on the quantum used.

  • Drain point for use of water cooled air-conditioners shall be provided at the location shown.

Work by tenants

  • Tenants will use their own water cooled air-conditioners for their server rooms and other special needs.

  • No split units are allowed.

3. Fire Fighting

Provisions by PNSC

  • A complete automatic wet-riser system will be installed, with UL listed & FM approved fire pump set consisting fan electric motor driven pump, & diesel engine driven pump & jockey pump sized for 750 US gpm.

  • The complete building will have automatic fire sprinklers.

  • For fire sprinklers a floor isolation valve assembly and cross-main with tees for branches will be installed, as per the attached Annexure-3

  • Staircase landings shall be provided with 2 ½” dia hydrants for use by fire fighters & dia 1” x 100ft hose reel for emergency fire fighting by building occupants.

Work by tenants

  • Tenants will install all branch piping and fire sprinklers to suit their interior design. All work will be done in accordance with NFPA-13 & other relevant NFPA standards.

  • Tenants will install adequate quantity of portable fire extinguishers.

  • Tenants will install the own special fire protection system, such as gaseous based extinguishment system for special needs, such as sever rooms.

4. Life safety systems

  • Provisions by PNSC
    A smoke extract system will be installed, which will be actuated if smoke alarm is received from the fire alarm system. These will cause smoke extract fans, located on the roof to be actuated & dampers on the fire floors to open, while dampers on the other floors remain closed. This negative pressurization will case smoke to be restricted to & be extracted from the fire floor, thus keeping the egress ways clear for exit of building occupants.

  • Simultaneously stairwell pressurization fans will be operated to positively pressurize the staircases & thus keep the smoke from entering the stair well, & allowing egress of the building occupants.

Work by tenants

  • No work shall be carried out by the tenant that compromises the operation of the life safety systems.

5. Plumbing of Toilets and Pantries

Provisions by PNSC

  • Toilets and pantries on each floor are being provided in the core area as shown in the typical floor layout.

  • PNSC will carry out complete plumbing works for these toilets & these will be handed over in operational state.

Work by tenants

  • Changes in the toilet and pantry can be made at the cost of the tenant, after due approval by PNSC

  • No gas will be made available for cooling or heating of food. Tenants will make their own provisions of cooling / heating equipment which shall be electric operated.
